Base costs per m²
All prices below are indicative for 2025 and include labour and standard materials. Quality multipliers apply: economy (×0.7), standard (×1.0), premium (×1.5), luxury (×2.2).
- Partial renovation (cosmetic works only): 35,000–55,000 HUF/m²
- Full renovation (all installations replaced): 65,000–110,000 HUF/m²
- New construction: 120,000–200,000 HUF/m²
Key trades: what drives costs
Electrical installation (full rewire): 12,000–18,000 HUF/m². Plumbing: 15,000–22,000 HUF/m². Heating: 18,000–27,000 HUF/m². Floor finishing (laminate): 6,000–9,000 HUF/m²; (parquet): 22,000–33,000 HUF/m².

VAT and additional costs
All prices above are net of VAT. In Hungary, the standard VAT rate on construction services is 27% — one of the highest in the EU. This adds significantly to the total budget and should be factored in from the start.
